This Privacy Policy explains how Cubic Financial Services collects, uses, shares and protects your personal information when you enquire about or use our mortgage, protection and insurance services, or use our website. Who We Are
Cubic Financial Services is a trading name of Wise Mortgages Ltd, an independent mortgage and protection broker based in Slough, Berkshire. We are the “data controller” responsible for your personal information.
The information we collect
To give you mortgage and protection advice and to arrange products for you, we collect information including:
- Personal details, such as your name, date of birth, contact details and address history.
- Identification, such as your National Insurance number and identity documents, used for anti-money-laundering checks.
- Financial details, such as your income, employment, bank statements, outgoings, existing credit, debts and assets.
- Family and circumstances, such as marital status, dependants and other details relevant to affordability.
- Property details, such as the property you are buying, remortgaging or letting.
- Website data collected through cookies when you use our site (see section 11).
Special category (sensitive) information
When we arrange protection products such as life insurance, critical illness cover or income protection, we may collect information about your health and medical history. This is “special category” data and is treated with extra care. We only collect it where necessary to arrange the cover you have asked for, and we rely on your explicit consent or the “insurance purposes” condition under data protection law to do so.
Where we collect your information from
Most information comes directly from you. We may also receive information from credit reference agencies, lenders and insurers, and, with your permission, from third parties such as your employer, accountant, estate agent or conveyancer.
How we use your information, and our lawful basis
We only use your information where the law allows. The main reasons we process it are:

Who we share your information with
We share your information only where needed to provide our service or to meet legal and regulatory duties. We may share it with:
- Mortgage lenders and insurance providers, to research options and submit your application.
- Credit reference agencies, namely Experian, Equifax and TransUnion, to assess affordability and creditworthiness.
- Regulators and authorities, including the FCA, and others where we are legally required to.
- Professional partners, such as conveyancers, solicitors, surveyors and estate agents involved in your case.
- Our service providers, such as IT, CRM and administration suppliers who act for us under strict data agreements.
We do not sell your personal information to anyone.
Credit reference and fraud prevention agencies
When you apply for a mortgage or protection product, checks may be carried out with credit reference and fraud prevention agencies. These agencies keep a record of that search, and they use and share your information in ways explained in their own privacy notices. You can ask us for details of the agencies we use and links to their notices.
Sending information outside the UK
We do not envisage that your personal information will be transferred outside the United Kingdom or the European Economic Area in the course of providing our services. If this ever changes, we will update this policy and ensure appropriate safeguards, such as UK-approved standard contractual clauses, are in place.
How long we keep your information
We keep your information only for as long as necessary. Because we are a regulated financial firm, we are generally required to keep client records for a minimum of six years after our relationship with you ends. Where we have a legal right or obligation to retain certain information for longer, we may retain those records indefinitely. After the applicable period, we securely delete or anonymise your information.
Your rights
Under UK data protection law you have the right to:
- Ask for a copy of the information we hold about you (a “subject access request”).
- Ask us to correct information that is wrong or incomplete.
- Ask us to delete your information, where there is no legal reason for us to keep it.
- Ask us to restrict or object to how we use your information.
- Ask us to transfer your information to another provider (data portability).
- Withdraw your consent at any time, where we rely on consent.
Exercising these rights is free. To do so, contact us using the details in section 1. There are some limits. For example, we may need to keep certain information to meet our regulatory duties.

Some lenders and credit checks use automated processing to reach a decision. We do not make decisions about you based solely on automated processing.
